Pizza Hut Structural Underperformance

Pizza Hut SSSG remained deeply negative at -12% with restaurant EBITDA at -3.1%. The brand lacks marketing investment due to franchisee deadlock, and the revival model demonstrated in Tamil Nadu cannot be replicated pan-India without CCI approval and partner alignment.

Delivery Channel Weakness Unresolved

Analyst questioned why delivery SSSG turned negative for KFC despite overall industry aggregators (Swiggy/Zomato) growing mid-high teens. Management deflected with clarification that delivery actually outperformed dining in Q3, but the underlying delivery transaction growth dynamics remain unclear.

Margin Pressure from New Promotions

The 99 crispy chicken meal (currently at ~33% of KFC estate) is expected to be margin-dilutive by 50-60bps from current levels. While management expects volume recovery to offset, the Q3 improvement in gross margin (+40bps) was partly from rolling back prior promotions.

Merger Execution Uncertainty

While management guided 12 months for full merger completion, the Pizza Hut operational coordination—specifically territory overlaps—is blocked until CCI approval. Delays or conditions in CCI clearance could further stall the Pizza Hut turnaround.
